Your real estate agent is your primary guide through one of the largest financial decisions of your life. That relationship matters, and it's worth being thoughtful about who you choose.

Start with Referrals, Then Do Your Own Research

A recommendation from someone who's recently bought or sold in your target area is a strong starting point — they can tell you how the agent actually performed under pressure, not just how they presented themselves. After gathering referrals, spend time reading online reviews on real estate platforms to get a broader picture. Look for consistent themes across multiple reviews rather than outliers in either direction.

Interview Before You Commit

Most agents expect to be interviewed before you sign anything, and the good ones welcome it. Sit down with at least two or three candidates. Ask about recent transactions in your specific neighborhood or price range, how they prefer to communicate, and what their process looks like from start to close. How they handle your questions tells you almost as much as what they say.

Verify Credentials and Local Knowledge

Confirm that any agent you're considering is currently licensed in your state and in good standing. Beyond licensure, local market knowledge is the real differentiator. An agent who has closed deals in your target neighborhood understands pricing nuances, knows the competition, and has relationships with other agents — all things that affect outcomes.

Communication Style Matters

Real estate transactions move fast and involve a lot of moving pieces. You need an agent who keeps you informed, responds promptly, and explains things in plain language. During your initial conversations, notice whether they listen more than they talk and whether they take time to understand your situation before pitching themselves.

Evaluate Their Approach to Marketing (If You're Selling)

If you're listing a property, ask potential agents to walk you through their marketing plan specifically. What platforms will they use? How will they handle photography, open houses, and outreach to buyer's agents? A vague answer is a red flag; a detailed plan tailored to your property is a good sign.
