Zero-down financing for eligible rural and suburban areas
A USDA loan — formally called the USDA Rural Development Guaranteed Housing Loan Program — is a government-backed mortgage designed to make homeownership accessible in rural and suburban areas. It's administered by the U.S. Department of Agriculture, and it offers one of the most attractive terms available: zero down payment for eligible buyers in eligible areas.
Despite the name, "rural" in USDA terms is broader than most people expect. Many suburban communities — including parts of Clay County and the areas surrounding Fleming Island — may qualify. The program is based on the property's location and the buyer's household income, not how rural the neighborhood feels.
USDA loans are backed by the federal government and require a small guarantee fee. The annual fee is currently lower than FHA mortgage insurance, making USDA one of the most cost-effective zero-down options for buyers who qualify. If you're not sure whether the property you're considering is in a USDA-eligible area, we can look it up for you immediately.
