A home inspection is one of the most valuable tools a buyer has. It pulls back the curtain on the actual condition of a property and gives you the information you need to make a truly informed decision.

What an Inspector Actually Does

A licensed home inspector conducts a systematic evaluation of the property's structure and major systems — roof, foundation, electrical, plumbing, HVAC, windows, and more. The goal isn't to find a reason to kill the deal; it's to document the current condition of the home so you go in with your eyes open. Inspections typically take two to four hours depending on the size and age of the property.

Why Attending Is Worth Your Time

You're allowed — and encouraged — to be present during the inspection. Walking through with the inspector lets you ask questions in real time, understand what you're looking at, and get a sense of which findings are minor wear-and-tear versus things that deserve more attention. Reading the report cold afterward is a different (and less useful) experience.

How to Read the Report

After the inspection, you'll receive a detailed written report with photos documenting each finding. Not every item in the report is a serious concern — inspectors note everything, from a missing cover plate on an outlet to a failing water heater. Learn to distinguish between cosmetic observations and issues that affect safety, structure, or major systems.

Using the Report in Negotiation

The inspection report is a legitimate negotiating tool. If significant issues surface, you can ask the seller to make repairs, reduce the purchase price, or provide a credit at closing. Your real estate agent can help you decide which findings are worth raising and how to approach the conversation strategically.
