A great agent isn't just someone who unlocks doors. They're your guide through one of the largest financial decisions you'll ever make. The right person can help you navigate negotiations, spot potential problems with a property, and keep the process on track. The wrong fit — even if they're technically competent — can turn an exciting milestone into a stressful ordeal.
How to Find Good Candidates
Start by asking people you trust. Friends, family, coworkers who've recently bought or sold in your area are a solid starting point. Your mortgage lender may also have reliable referrals — they work alongside agents regularly and tend to know who handles transactions well.
Visiting open houses is another underrated approach. You get to interact with agents in their natural element and see how they communicate with buyers.
What to Look for When You Meet Them
Local knowledge. You want someone who genuinely understands the neighborhoods you're considering — pricing trends, school districts, what's been sitting on the market and why.
Communication style. Are they responsive? Do they explain things clearly, or do they talk over your head? You'll be in close contact for weeks or months, so the relationship needs to work.
Honesty. A good agent will point out a home's drawbacks, not just its selling points. You want someone who's looking out for you, not just trying to close a deal.
Don't Settle on the First Person You Meet
Interview two or three agents before committing. Ask how many buyers they're currently working with, how they handle multiple-offer situations, and what their process looks like from search to closing. The answers will tell you a lot.
