The Costs of Homeownership: Beyond Your Mortgage Payment

Owning a home involves more than a monthly mortgage payment. The buyers who feel most financially secure after closing are the ones who planned for all of the costs — not just the loan.

Property Taxes

Local governments assess property taxes based on your home's value, and they vary widely by location. These are typically collected through your mortgage servicer as part of an escrow account, so you may not write a separate check — but the amount still comes out of your budget each year. Ask about estimated taxes on any home you are seriously considering.

Homeowners Insurance

Lenders require homeowners insurance, and for good reason — it protects the home you are financing. Premiums depend on the home's age, location, coverage level, and other factors. In some parts of Florida, flood or wind coverage adds a separate cost worth factoring in early.

Maintenance and Repairs

A rule of thumb many financial advisors suggest: set aside roughly 1% of your home's value per year for maintenance. Some years you spend far less; others (a new roof, an HVAC replacement) you spend considerably more. Building a repair fund while things are working smoothly is much easier than scrambling when something breaks.

HOA Fees

If the neighborhood has a homeowners association, monthly or annual dues are part of the deal. These can range from modest to substantial depending on the community's amenities and management. Before making an offer, review the HOA's financials — particularly any upcoming special assessments.

PMI and Escrow

If your down payment is less than 20%, you will likely pay private mortgage insurance (PMI) until you build enough equity. This is bundled into your monthly payment and eventually drops off, but it is a real cost in the early years of your loan.

Utilities and Daily Costs

Owning typically means higher utility bills than renting, especially if you are moving into a larger space. Electric, water, gas, trash, and internet all add up. Energy-efficient appliances and good insulation can help over time, but budget conservatively at first.
