When you're buying or selling a home, you'll hear the words "real estate agent" and "Realtor" used interchangeably — but they're not the same thing, and the difference is worth understanding.
Real Estate Agent vs. Realtor
A real estate agent is anyone who holds a valid state license to help buyers and sellers with property transactions. Getting that license requires completing state-approved coursework and passing an exam. All licensees must follow the laws governing real estate in their state.
A Realtor is a real estate agent who has also chosen to join the National Association of Realtors (NAR) and agreed to be bound by its Code of Ethics. That code goes beyond what state law requires and sets specific standards around honesty, client advocacy, and professional conduct.
A Little Background on NAR
Founded in 1908, the National Association of Realtors is one of the largest trade associations in the country. It operates through a network of local chapters and state associations, giving members access to professional development, market data, training resources, and peer networks. Membership is voluntary — agents opt in and agree to uphold the organization's standards in exchange for the benefits and the ability to use the Realtor designation.
What the Code of Ethics Actually Means for You
In practical terms, the NAR Code of Ethics means a Realtor has made a commitment — beyond their state license — to put your interests first, be transparent about their role and compensation, and deal honestly with all parties in a transaction. If they violate the code, they can face disciplinary action from their local or state association.
It doesn't mean every Realtor is a perfect agent, or that every non-NAR agent is a poor one. But the additional accountability layer is real.
Choosing the Right Agent
Whether your agent is a Realtor or not, what matters most is their experience in your local market, how they communicate, and whether they understand your goals. Interview a few candidates, ask about their recent transactions, and pay attention to whether they listen as well as they talk.
