What to Expect at a Real Estate Closing

After weeks of searching, negotiating, and paperwork, closing day is the finish line. Understanding what's involved — and what to bring — means you can walk in prepared rather than overwhelmed.

Where It Happens and Who's There

Closings typically take place at a title company, escrow office, or attorney's office, depending on your state. You'll likely be joined by a closing agent, your real estate agent, and sometimes the seller and their agent. Your mortgage lender may or may not be present in person, but their paperwork will be.

What to Bring

Come prepared with:

  • A valid, government-issued photo ID
  • Proof of homeowners insurance
  • Certified funds or wire transfer confirmation for your down payment and closing costs — personal checks are generally not accepted at closing

If anything on this list is unclear, your lender or closing agent will confirm the specifics ahead of time.

What You'll Sign

Expect a stack of documents. The most important ones include the promissory note (your agreement to repay the loan), the mortgage or deed of trust (which gives the lender a security interest in the property), and the Closing Disclosure (a line-by-line breakdown of all transaction costs). Read each document carefully and ask questions if anything looks different from what you expected.

What Happens After the Signatures

Once the documents are signed and funds are confirmed, the deed gets recorded with the local government. That recording is what officially transfers ownership to you. After that, you get the keys.

It's completely normal to feel a mix of excitement and anxiety on closing day — it's a big moment. Your real estate agent and the closing team have done this many times, and they'll guide you through each step.
