The real estate industry has a lot of titles that sound interchangeable but actually mean different things. Understanding the distinction between an agent and a broker can help you make a more informed decision about who you want guiding your transaction.
What Makes a Broker Different
A real estate broker has completed additional education and licensing requirements beyond those required for a standard real estate agent. This typically means more coursework, more hours of experience, and a separate exam. Because of that, brokers can do things agents cannot: they can open and operate their own real estate businesses, and they can supervise other agents.
Some brokers work directly with clients — buying and selling homes just as an agent would. Others focus primarily on running their brokerage and delegate client-facing work to the agents on their team.
Do You Have to Work With a Broker?
No. You can choose to buy or sell a home without any professional representation — that's called For Sale By Owner on the seller side, or an unrepresented purchase on the buyer side. That route is legally available to you, though it means taking full ownership of marketing, contract review, negotiation, and legal compliance.
For most people, the expertise and market access that comes with working with an experienced professional is worth it. Whether that's a broker working directly with clients or one of their skilled agents is less important than finding someone who communicates well, knows your local market, and understands your goals.
A Practical Tip When Interviewing Brokers
If you're meeting with someone who runs a larger operation, ask directly: will you be my primary point of contact, or will you hand me off to an agent on your team? There's no wrong answer — some buyers and sellers find they get excellent service from a broker's associate — but knowing upfront avoids surprises.
